Pre-planning and coordination are key before construction begins.

Zoning, budgeting, design and approvals have to work together early.

We bring site feasibility, consultants, approvals and budgeting into the same conversation before the drawings are locked. That keeps the design buildable and gives owners a reliable budget and schedule.

Development, design and site delivery stay connected.

The same team works through feasibility, approvals, consultant coordination, procurement and construction oversight.

Experience from multiple successful CMHC projects

CMHC experience built on completed multiplex projects.

What CMHC is

CMHC is the Canada Mortgage and Housing Corporation. MLI Select is its mortgage loan insurance program for qualifying multi-unit rental projects. CMHC assesses affordability, energy efficiency and accessibility against defined requirements.

What Bridgehead coordinates

Bridgehead has worked on multiple successful CMHC projects. We coordinate the project-side documents that the client’s lender and CMHC require, including the design, budget, energy modelling, accessibility requirements and consultant reports.

Bridgehead does not provide lending, mortgage brokerage or financial advice. Applications and lending decisions are handled by the client’s licensed lender or mortgage professional.

Completed multiplex development

What owners should know before design starts.

Practical notes on site feasibility, budgeting, approvals and CMHC project requirements.

Site feasibility

What should be confirmed before drawings begin?

Zoning, servicing, access, lot constraints and the proposed building program should be tested before detailed design starts.

Budgeting

Why the first budget must follow the design.

A useful early budget is tied to the actual building program, consultant scope, approvals and construction approach.

CMHC

What the development team prepares for MLI Select.

Design, energy modelling, accessibility information and consultant reports need to tell one consistent project story.
